What is a commercial EPC?
An Energy Performance Certificate (EPC) tells potential buyers or tenants about the energy performance of a building, so they can take energy efficiency into account when making an investment or business decision to buy or occupy a building.
An EPC provides an energy rating for a building, based on the performance potential of the fabric of the building itself and its services (including heating, ventilation, and lighting). The energy rating reveals the energy performance of the building relative to a standard benchmark, which allows prospective purchasers and tenants to compare the building with other properties.
In addition to the EPC itself, the assessor will produce a report that offers recommendations for improving the building’s energy performance.
Who needs a commercial EPC?
From October 1st 2008, all buildings that are not dwellings – with very few exceptions – will require an Energy Performance Certificate on construction, sale, or let.
EPCs for the sale or letting of buildings that are not dwellings will be valid for 10 years, or until a newer EPC is produced for building, if sooner.
